Find Commercial Property Without BrokerWe've previously discussed that there are many questions that need to be answered when looking for the right property for your company. Although we recommend locating a commercial real estate broker so they can guide you through the process you may choose to locate your own property. We will review some of the things you can do to research properties, however to gain access you will need to contact the listing broker to view the specific property.

How do you search for a property without a broker? 

  • Drive the communities. A great way to gain familiarity with a potential town is to drive the streets.See what other types of businesses are nearby.What are the traffic conditions?Will your clients be able to locate you easily?Are the buildings the type that would be conducive to your type of business?Do you see signs of the buildings discussing vacancies and who to call?
  • Visit actual sites. You may locate buildings that look as though they may be a good fit, and may choose to view the common areas of the building.For instance, you need 1000 square feet and you have located a building that seems pleasant.Most often you can enter the building and take a look around.See the lobby, number of entrances, restrooms and first floor stores among other things of interest.If you have a real interest you can contact the management company that operates the building to inquire about vacancies and find out which actual suites are available.
  • Search the internet. Many real estate sites are listed on the internet for leasing and or buying.Use a reliable search engine to start narrowing down your building choices and give you some direction.
  • Check the local newspaper. Another place to locate potential properties is the local newspaper.Often properties are listed for leasing and buying.Be aware, however, that this may not be the most current information.
